I don't really want to have anybody planting a garden - weeding and mulching won't happen, since getting the grass cut is sometimes more than one can ask.I have supplied a lawn mower - the manual kind for smaller yards (no motor whatsoever), and an electric mower for a larger yard (and I don't supply a power cord, just a GFCI protected outdoor receptacle).

I would add that if you have no landlord experience whatsoever you might be better served be starting with a smaller property and work your way up to a foreclosure.You mention that the property is a foreclosure, but you didn't mention how many units are vacant.

No RE experience whatsoever, and just started reading, asking questions and building a business plan.As for financing, I fund about 50% of my deals myself and fund the other 50% using a mix of private lenders, portfolio lenders and hard money lenders (but negotiated below hard money rates).
