It's a 2 bed, 1 bath, 980 sqft, and about 10,500 sqft lot.

-Tenant made a claim of bed bug infestation first day.

Other houses on the market with 4 bed rooms and 2 bathrooms that can't be sold for even 25,000.  

I go to bed at night with a clear conscience and the ability to call people and do deals...many on a hand shake.

However, if we duplex down from the first floor unit (which is 2bed 1bath apartment), can we then combine the beds/baths and call it a 4bed 2bath?

Since you are going new construction, the difference in cost between 2bed and 3bed is not that much and the ability to get tenants for 3 bed is much easier and therefore more income capability.
