Unless you're independently wealthy or have a natural way of getting your hands on some cash to invest, I've found this is a team sport and takes a great deal of patience, perseverance, and persistence.What are some of the best ways you've found to grow your portfolio when the money was tight or you didn't have any cash to start with?  

Think sports and what not on the local channels - access to local news and weather etc.  

Billionaire sports icon, oil and gas, and real estate magnate Jerry Jones for example has bought as far south as Waxahachie.

They have tournament's every month of the year.

I always say real estate is a contact sport....go talk to the sheriff or someone in the office.

I'm in CT and I don't want to end up with a lender who is difficult to refinance with, has stingy appraisers and makes refinancing some kind of olympic sport.

This + not legalizing sports betting when NJ had the chance back in the 70s or 80s was another HUUGE miss.Atlantic City should focus on developing the boardwalk into a destination.

Again, you got to hustle to make relationships with private money lenders.There is a reason why not everyone makes the NFL, MLB or other professional sports and there’s a reason why “Not every kid gets a trophy”.

If you attend a lot of performances, sporting events, or other things in the Cities, consider the travel time from your new home to the Cities.

This will likely come back even more early next year when we can have more large sporting events in person and the riverwalk and other tourist spots become more popular again.One of my clients purchased a single family home from me in Lavaca (historic subdivision of San Antonio), and already has bookings for the next 2 months last I heard.
