That is the ONLY way you will get the highest probability of success.Now back to why I wouldn't do what you advised him to do.I said it once and I will say it again.You do not chase "success" based on what you have available.You figure out what it takes to become successful and then use what you have to get what what it takes, to become successful.If it takes $30K, 20 hours/day, and a beautiful woman smart by your side, figure out how to get these things and become successful!

Sounds like a paralegal tenant I once had, trying to be smart in a weird way.

@Steve Hungerford I am just here to say when you ask for help and then give smart-*** responses to people that are trying to help you, you come off as a jerk.

But my trim paint is usually white gloss oil paint and my bathroom/kitchen fungicide-added semi-gloss white paint is usually a slightly different shade of white than my flat white for walls and ceilings.It's usually smart to stick with white trim throughout if you have to do a lot of window replacements and paint over stained, finished woodwork.In a home, ceilings are white.

My understanding is that house rules in Alaska can be updated and changed at any time for the benefit of the living environment, however I'd like to roll them out in a smart and friendly way that gets tenant buy-in and don't want to have to change them constantly to try and keep up with the infractions......  

IMO, it’s not smart to base my cashflow projections on units that aren’t legit.
