I've seen a number of turnkey properties in Pgh (my former hometown) in the $100k range, so I think I could purchase a multi-family or two single family houses and possibly double my cash flow. 

But it is not a closed option as there are a few that do not have these restrictions.As an alternative, you might want to look into house hacking or buying a single-family home instead.

Under the current zoning (parcel viewer) the lot is zoned for 1 single family ever 40,000 square feet.
