I have also been scouring the MLS for possible wholesale deals on there.

The good ones will be gone before they hit the market, so I'd scour off market deals.

Houses around here are 700-1M for three bedrooms that rent out at 900-1000/bedroom.I appreciate the input and will keep scouring for a deal close to home...worried to go out of state without a partner or mentor.

I have been networking, meeting with realtors and a wholesaler here and there,doing countless hours of drive by's and mail outs and scouring the MLS every minute it seems.  

Ironically, I have been scouring the TX market for large multi family properties. 

Will see.....I will continue to scour the SF Bay area, and somewhat beyond.

Scour the advertising of comparable rentals in your area to get a good idea of what the market will bear.

You said you scoured the MLS for this property, did you search the prices paid for this property in the past?

I scoured through and found a woman who sounded like a real pro and had a bunch of connections.

But I felt confident about the financial analysis thanks to the time I've spent scouring BP.
