Matt, purchase price is $170,000, All 3 units need carpet, paint, minor repairs, the foundation had a tree growing into it which broke and rotated a 2 foot section, outside needs painted and eventually siding replaced.

Personally I have teamed up with contractors and rotate them out on giving me estimates on my houses to present to an investor as soon as I get a home under contract.

Another favorite, get the fuse out of a firecracker and rotate some of the tabacco out of someone's cigarette and use a toothpick to push the fuse inside and cover with tabacco.

This is not conventional, but usually they are only in the unit for 10 months out of the year. rotation of primary on power and other utilities just seemed to be easier keeping it and adding it into the monthly rents.We also are very picky on who is in the unit.

So, IMO, the best way would either be flipping these properties (like turnkey operators) or buy, fix, and rent them but sell to rotate your inventory every 7-10 years before the major CapEx items hit.
