Renting rooms to college students

Hi,

I'm looking to buy a property  two blocks from a college and rent rooms to students. Does anybody have suggestions on how to structure leases and how to charge rent and utilities. Any suggestions would be appreciated.

@James Browning Check out this recent post on student rentals as it may be helpful. I've seen quite a lot in the student rental biz and there are a lot of other good insights from other college student landlords in there as well.
