@Randy RoughtI dont know your laws in your state but if we take possession of house like this with items in the home we bag it all up and trash the place out and change the locks.

I told him that we were working to get the issue fixed, but recommended he either borrow a generator from a friend or go and put several bags of ice in the freezer until it gets fixed.Hopefully we can get the issue resolved quickly, but I'm curious to hear what other landlords would do in this situation.

If they make less than 3X then they can't put anything away for that rainy day and when it comes (and it will come) the landlord is the one left holding the bag.

Mixed bag so far.I flipped one house for about a 40K profit in 4 months.Then lost about 5K on another flip over 15 long and painful months.I am buying notes now instead.Hopefully less of a headache.
