@William Harvey looking at ARV will definitely help me I’m in taking the BRRR approach or even if I made some minor updates on a property, investors overestimate the price of the property after fixing it up and making a deal look better than it is - I’m guilty of this as well.

I have a condo with occupancy of 3 (3 bedrooms/ 3 parking) but have 2 kids (obviously they are related) I may need them to share the master bedroom and rent the other 2 out to other students, but without the actual script of the law who is to know if I'm going to be guilty of a misdemeanor.

I posted a video of a cop shooting a handcuffed suspect in the back, and YOU argued that an out-of-context video was meaningless.Now here you are arguing that you'd be crazy not to form opinions based on an out-of-context video.It's funny how your perspective on an out-of-context video changes when you need to defend your opinions.Btw, I never went back to update that police officer thread, but about two months ago the police officer on the video that you said was probably innocent was found guilty by a jury of his peers.
