You've only owned for one year so it's unlikely you've dealt with many applications, noise complaints, un-mowed lawns, pet violations, non-paying tenants, evictions, unauthorized tenants, hoarding, evictions, and other problems faced by Landlords.

But I've found that there are more factors in response rate than just the price- like quality of photos, time of year, allows pets, tenant criteria, etc.

Selection criteria: renters earn ~3x the amount of the rental, no recent evictions, credit score 600+, no pets, tenants are responsible for snow removal, grass, utilities.  

All the floor boards are swollen from pet droppings and theres a stench from it along with her being an indoor smoker.

Would you allow a tenant to have small dogs (under 25 lbs) in apartment with laminate flooring?Thanks

South Fulton area I do monthly pet fee of 35$ per pet for simplicity's sake. 

Common Area: set ground rules for living room, patio, parking... be very clear about guests (stayovers), guest consistency before they become a tenant, and pets.

While they have the right to quiet enjoyment, you also have the right to go into your own property periodically to check the condition.....and check for extra tenants, extra pets, extra criminal activity, damage, repairs, and such so that your property stays in great condition.

I only have one issue with “house hacking” and that is that my wife and I would really like a SFH for pet purposes and she is set on not sharing a house either.

Tenants signed a lease with understanding that no pets were allowed.
