For a family earning slightly higher income than median wages, driving to work to the city and living about 30 mins away with reasonably good house on a > 400 SQM land parcel was possible and totally achieveable.

Even if the deal is off market I dont ever mind sending comps to my clients, it takes like 5 mins. 

I try to pass that onto my tenants, but most are struggling with their rent as is since inflation/cost of living over the past few years have wiped them out.

You can't change the past but you can certainly take what you are given and improve.  

If you bought in 2018 and sold in 2022, you probably made out like a bandit.Waco seems to have been pretty tough place to make money the past couple of years, so hopefully you were in that group. 

@Zach PendrySo they are saying past twelve months no tenant has missed a payment and they have had continuous 100% occupancy.

I think novice operators are trying go too heavy on amenities to compete with the big boys/girls/people and they can't do it as well because they don't have the operational experience.Consistency is the key for new operators and that goes for quarterly photo updates, dynamic pricing, and communication.Too many people got into the space in the past three years who thought of STRs as passive income when that is just silly.

Added Value: Since we've invested in this market for the past 6 years, we have incredible property management in place.

And, a lot of people got lucky with appreciation over the past 5-10 years.
