In terms of motivation on how to succeed as an agent, the books I would recommend to get started is 7 Levels of Communication by Michael Maher because it will help you figure out how to work your own sphere and vendors without spending money.

They have what looks like several white spheres on each leg.

They come from a j-o-b collecting a check only and do not have to generate business for themselves and retain and grow clients.Brokerages know new agents with their family and friends sphere of influence will have mercy on them and buy something through them.

RE investing is quite different in OZ and I intend to share some of those with the BP community in the months to come.

Before you take the plunge, look at your sphere of people you know. 

Work your Sphere of Influence by letting them know gently that you are now licensed and are happy to help.

You just have to network on BP and other RE networks and within your sphere's.

I am a real estate agent and I am looking to get a second stream of income and I have over 100 past clients and a big sphere of influence, so I know that I can get owners to use me as a property management company because they trust me and they know that I would do a great job.
