I also have had it recommended on other occasions that extra deposits and rent can take the place of that stability if they can prove they can pay the rent.

I have accepted one year rent payments on several occasions from renters who have met all rental requirements, so don't let that alone be the deterrent in renting to a qualified prospect, however,  I sense several red flags from this prospect.

I have on occasion threatened my tenants with water charges when the bill has been high, ie they didn't report a leaking toilet, which ran the bill up.Good luck.

Most of the properties I buy are no money down and direct with owners, however, on the few occasions that I've financed a property I've always gone with the philosophy of go with the 30 year mortgage and lower payment, but pay it as though it's a 15 year to pay the loan off earlier and save some interest in the long run.

I had one who was with me for 2 years and I raised the rent $100 on 2 different occasions just to get rid of her...she had nowhere to go at the time so she paid the raised rent.
