Just so I'm not misunderstanding I'm getting a different number than you:Buy @ 223 + 7500 in loan costs + 40K reno + 5k closing + 1K stops + 9900 commission = 286K Sale price of 330K - 286K = 44kAm I missing something?

One of the biggest problems in partnerships I think is that a lot of people don't clearly define the roles and responsibilities of each partner prior and it leads to misunderstandings or things not getting done. 

I probably am misunderstanding/misrepresenting the STR strategy out of ignorance though and I will work on fixing that with some research.

Have a detailed SOW and Contract so there are no misunderstandings or surprises as the project goes forward.....

Maybe I'm just misunderstanding how the Lock-In Agreement works, but it seems pretty straight-forward (Florida Statute, Chapter 494, Section 0069, for reference).I really appreciate any input.

I would make a detailed list of everything that you want your cleaners to do so there are no misunderstandings. 

Ask before and it’s usually not a big deal, confirm after the fact leaves big opportunity for misunderstanding. best of luck.
