exit strategy, AKA disposition strategy....listen to @Tony Kim and be sure to work through all the scenarios of the potential/acceptable capital redeployment, so that you have a well crafted road map for your upleg(the replacement property), that realistically works on multiple test properties, so you know it's not just theory.

@Alex Craft  I can tell you how unrelated person ordinances work here.

No disrespect to contractors when I say they can be great at their craft but customer service isn't always the strength.

I am very determined, but spending some time to craft a plan to help ensure a hopefully smooth ride into this new frontier. 

It should save me a lot of time in crafting responses.
