Hi All, I have an investment property in NJ that was my second home when I lived in PA.

It was all really quick, and the time to complete everything happened a lot faster than I expected (which was a good thing).I was worried at first that I had to use all the partners that Rent to Retirement had, but it was really easy for me to shop around for different lenders with different terms and rates, insurance providers, and property management company.

@Parmesh P. there is no such TDA paying 7% or even 6% long term,5 years or longer.

Refi into another bridge - if it's fully renovated it shouldn't be able to get 75% LTV and even cash out if you want, or you can do rate and term.

I know where I am going to hang my license as long as my application is accepted and am excited to become a local real estate agent.

The national organizations can have a lot of money backing them from Alumni and it would be a very long term lease. 

I do know some people suggest having multi checking accounts for long rental properties.

It depends how long you plan on living.

I am considering getting into this space (looking at some courses), but worried that its too late, and that deep local market knowledge/understanding of buyers/connection with developers etc is required to make this work, which only incumbent/long term investors will have and would be hard for a new entrant starting from scratch to catch-up...is my hypothesis valid in your opinion ?

One long-shot option is to offer a lease at something like $1,300.
