The attorney will probably have a questionnaire for you to fill out regarding this (the questionnaire will be helpful in deciding who gets what).Note: A good way to go about this is to think about whats FAIR for the other guy in the deal, and then what FAIR for you in the deal vs trying to put the screws to the other person (because partnering is something you can do on other deals with them over and over vs just one time.)Some people use LLC's to do this, and in some areas they use deed language to do it.

The language in the lease for the lease term simply says: "Lease term:  The initial term of the lease contract begins on 2/22/18 and ends at midnight on 2/28/19.

B) no template contract anywhere will achieve everything, so using the free versions from YouTubers or legalzoom or any other website, should still be reviewed by an attorney to make sure you are protected and there is no language that is outdated or not applicable to you.People in general are scared of contracts, so trying to create something that is short and simple, yet protects all parties is the ideal situation.

Dial in on that and start there if its SF then start immersing yourself in SF, learn everything there is to know about it, how its valued, typical items to watch for etc... and then learn the language of that niche and the nuances.Market, what market do you want to be in, drive the market and look at buildings research crime rates and vacancy talk to PM's in that market.
