If you're in contact with the owner/seller directly, and you don't feel there is a lot of competition (off-market), might as well start with an LOI to lay out terms before drafting a contract.If you need the offer to look compelling because other buyers are circling, a PSA would indicate more motivation on your part.

As soon as you go into nicer neighborhoods people are smart enough to not get themselves in a situation where they get super motivated to sell their house fast for cash and also smart enough to bring it on market instead of doing a back door deal with a wholesaler.

You only talk to highly qualified and motivated sellers and you don't waste any time training the VAs.

Unlikely no need to change property management, they too are motivated to protect your home and have it rent ready.
