Some of those section-8er's are (let's just say) pretty robust in size.Maybe larger doors and larger showers (as well as a larger fridge) might be  draw for some units (???)

The numbers will always be worse right after a new property is acquired while you work through inherited bad tenants and deferred maintenance.Wait till the day your cleaning cat poop out of kitchen cabinets, or dead fish out of a fridge because the electric bill did not get paid, or a dirty toilet because the water bill did not get paid, or rolling up carpet to burn so the exterminator can kill the fleas, or a renter turns the water back on while the plumber is working in another room so they can flush the toilet.

There’s plenty of signs no one is living there currently and there is spoiled food in fridge and ash trays on beds with old cigarette buds in it.

However, it doesn't come with a fridge.

The property is good shape with updated plumbing, huge open kitchen space with two stoves, DW, fridge and completely separate ice maker (next to the second stove).

We replaced the tub surround and the fixtures and I bought a new fridge and stove (the prior tenant stole the fridge). 

The thought there is if I spend $200 to repair a fridge, if it doesn't work, then it is going to cost another service call along with an angry tenant. 

Think of it as like the nicest job site trailer hahaIt is pretty comfy. 220sqft of floor space. kitchen, shower, fridge, and a tv.
