Because I believe the cash flow this building will kickoff will feed me for a lifetime.And...30% in capital gains as tax and a $6000 prepayment penalty did not excite me.1031 exchange may of worked, but, it sure is tough to locate a replacement property that would suffice.Thoughts?

I use a marketing strategy that puts properties across the MLS and all major channels, including social media, craigslist, and the usual Zillow / Trulia etc.

I have been loving the BP podcasts and can see a lot of value in this channel, so thanks for having me! 

With the new opening of the Springfield MGM, I have heard through some news channels that people that have migrated out of that area are moving back for the new job openings. 

Channel, frequency, firmware, software, security settings, noise in the environment, something as simple as moving furniture around can impact coverage. 

If its a del , by the time the agent gets you the info , you check it out , arrange for a contractor to look at it , get feed back , make an offer ...............................Sorry its under contract 

(it was out of date but still), tenant discussions and feed back, and best of all I found recently expired listings-so much for off market offerings-those things can drastically affect the sellers negotiating power.All the best!

@Chris Mason.....Yep, I totally missed the changes and even though it's a limited channel that this can be done in, it still opens the doors to allow it to happen, which is huge for those willing to step out on that limb.
