I did this with every course I've ever bought and religiously listened to self help tapes for the first ten years of my business, starting with Carleton sheets and moving through every guru that sold stuff concerning real estate. ( I spend ALOT of time behind the wheel in my job. ) Except for Carleton Sheets course...I've bought every course used off of ebay and probably only spent a few thousand dollars total on what has to be every guru and course available.

I've bought properties that had structural problems that revealed themselves after I bought (which I had to fix)--and having gone through that process, I can tell you that I would never knowingly buy a property with structural issues (except in rare circumstances outlined below).So, why am I willing to buy a property that's on the brink of condemnation, but I won't buy a property with significant structural issues?

If your contract states the percentage you get from future bookings...usually it's 10%...take that and have the owner move all bookings to their listing.If you don't have a contract, I'm not sure what to suggest except to split ways peaceable, even if you lose money.

Even though we were nor in tourist place, house seems almost more than 50% occupancy rate except winter. ( In winter we had mid term tenants) However, even though our property is popular, because we pay a lot in mortgage, many times it is negative cash flow and pool seems constantly leaking.
