I already own 2 businesses that are organized as subsidiaries of holding companies and have decent revenue, so I'm curious of a situation like this with these small of numbers if there are lines of credit that may be easier.  

I'm under the impression that it differs from a REIT since a person would be investing directly into real estate and not into shares of a corporation that manages a trust.You would need to speak with a 1031 exchange organization or Realthyshares and get more information.

I would start telling anyone and everyone what it is you do and try to work more relevant and organic channels to get your message out.      

I help organize a meetup in Cincinnati and I know that a lot of deals have been closed on among the members that would not have met each other without the meetup.

To help my brother convert his traditional house into a fourplex and become a vital part of an up-and-coming nonprofit organization.

Ive said this house needs a second bath right from the start and have gotten nowhere(even the realtor said it needed one), the biggest problem I see in this scenario  is that I really wanted and needed someone who has done many of these with the mindset of the investor/REIA  to walk me through, not my dear hubby who although very talented in what he is capable of doing isn't very good at organization, timeliness, of follow through, therefore he has now quit on me and Im stuck trying to learn AND figure this out and not lose my shirt in the process.I had my realtor walk through the job with me and try and help refocus me but I really even need the financial piece played out at this point .
