We redid the Sump, put in a french drain and removed tree roots out of the drain lines and everything is normal now.

I walked the property about an hour ago and everything looked great except for there being a covered in-ground pool within the backyard; the cover was tight but I was able to stick my head in a small gap and found that it was completely drained.

If you want to live there, great, go rent a place....but don't leverage up and buy a MF with a large negative cash flow. 30K/year is a pretty big drain, and you can get a lot of house for that in most places...

There was severe flooding in that area many years ago, before modern storm drains were implemented in the area.Needless to say, I moved out and am living with parents now as they live nearby.A few months later, to make a long story short, the house was taken completely down to the exterior sheathing and studs after I ripped all the siding off and gutted the inside walls.

The railing on the steps was loose and needed to be secure, the draining sprouts were draining right by the foundation of the house and needed to be replaced and the paint on the windows was peeling and bare wood was exposed.

The driveway slopes down and we should be able to divert the drains from the garage however to anyone’s knowledge is there any solution other than replacing the entire door due to the open crack near the bottom?
