Which by a simple conversation with you they could have figured out by a simple conversation with you and you could have avoided the HARD inquiry pull (any pull by a lender will ALWAYS result in a HARD PULL on your credit, they have to get your consent before doing so).

In a sub-to, you don't really assume the seller's mortgage, that cannot be assumed without the lender's consent.

Typically all, or at least a portion of the cost is due upon signing and it's not uncommon for a change order fee to be applied with each change order.It's possible that the contract states that if you give verbal approval prior to signing, you shall be deemed to have consented to the change and any increase in the cost.

If you do without their authorization, it can be a violation that can be considered a default or allow them to call all payments due, all depending on the wording of the security instrument.If you pull up a standard Fannie uniform instrument and look at clause 18 (or close to that number) you will see transferring any interest in the property without lender's prior consent will accelerate the loan to have payments due to get an idea where to find it (if you are getting a fannie loan) or what some of the identifying language may look like.
