Certainly those numbers can change as you get into a project and find unexpected issues, but it's a good place to start and should help you develop per sq ft pricing for flooring, paint, roofing, etc - all the most common components of a renovation. 

They do add another component to your home that would need maintenance and eventually replaced just like any appliance or hvac unit but if installed correctly they shouldn't be problematic. 

(Since this is BP the last one seems like it's at least a component)@Alina Trigub gave a lot of awesome info (as always)  regarding the process for vetting deals and sponsors.

Seasonal TenantsSome parks have a seasonal tenant component, so you will need to be familiar with the seasons and how much occupancy you can realistically expect. 

So far we have used it mostly for Tenant Management, and still use a tenant screening component that the our local landlords association offers, and do accounting in Sage/Peachtree which is what we use for our 'day job' business for over 20 years.We plan on testing and probably moving to Rentec's options for both of those functions by the beginning of the new year.

@Steve Vaughan One key component to the seller carry was that in the event I'm unable to refinance through a financial institution after 3 yrs, I have the option to re-fi with the owner for additional down payment and same payments and interest (just recently re-fied for round 2). 

Since you're planning to have 1000 units, are you going to outsource the property management component to a third party? 

Adjust one part of the equation and it will alter the other components.
