What type of real estate investment is the best strategy to combat risk when at the peak of the economic cycle and heading toward the recession?

Feeling a bit like my realtor/inspector was negligent and the seller was fraudulent though proving the seller was aware of zoning/building-codes/damage/unpermitted work probably would be challenging even then I'd have to calculate and provide proof of damages. 

School I can understand since a lot of people fraudulently attend districts they don’t live in… however, a utility bill does seem harder to forge than a letter anyways. 

Worst case scenario is I have to long-term rent (will still cashflow, just not as much).My question to you guys: Do you have any coping mechanisms for combatting doubt?

Free listings give scammers more room to operate, although I have seen some scammers pony up the funds and pay to list fraudulent ads.

You are putting yourself at risk especially with a combative tenant.

This was a fraudulent charge to a venmo account.
