Mornings and afternoons can be brutal with traffic near schools, especially on a 2-lane street.With that being said, you may have a stay-at-home parent that doesn't have to worry about commuting during those times and desperately wants to have their child in a good area/school district. 

I started managing rentals in 2010 and it remained a strong market in my area. there were the poster child areas that experinced massive non pay and vacancy.these were1.

The Trust is mainly because I have minor children and a special needs adult child so I do not want them to directly inherit without side boards. 

However, you have the right to not want to rent to an applicant who would also have their child living in your personal primary residence home.

You don't necessarily have to have one, but I would recommend the properties be in separate LLCs or separate childs series of a series LLC or DST) to minimize liability.

@Tom HarkinsThanks for your reply, we have a young child and frequent family visitors so a SFH may make sense as well, but figured a 2 bedroom 2 bath condo or smaller townhouse would be a more rentable property, what was your experience with your SFH and if you don't mind me asking what was the price point for a SFH vs Condo/Townhome in MoCo.

They are nice houses, well, after they are fixed, not ghetto shacks.I do NOT work  on this full time, a few days a week at best right now less than before as I just adopted a new born son and also I live a life. 

I have a parent LLC that my wife and I each have 50% ownership of, and then a child LLC that the parent LLC owns fully. 

My biggest concern is that that with the huge run up in prices in this area, there is going to be a pretty significant correction, and I will be left holding the bag if a correction occurs.I really want to help this family member as they have a young child (4 yrs old) and a spouse who have been displaced from their home. 

Being a child about it IS.BTW, all you see  is "Ad" Ad Ad..But you don't care to see HOW MANY people I help on here for free.
