That might be the project to bite off on. 

There are a ton of properties that are purchased wrong either because the buyers construction budget is off or their projected out sale/rents are incorrect.

And it's projected to cash flow $400/month net. 

I purchased the project mid flow for a discount and completed it with the builder.The Appraisal: The 2025 property tax appraisal we received went from 1.66M to 2.43M (46.4% increase).

Is 1.3 usually what you see with those smaller private sized projects?

When these scripted, fake, programs don't tell the true story of how the projects go, everyone and their brother want to jump in and make some of the millions, getting their piece of the glory that is television life.
