I have a buddy in California that's been doing this for a while now, and he gives his tenants a discounted rent price for the holiday rent.

The other issue a landlord needs to be aware of is if your only buddies have been other felons guess who you're likely to hang around with after you get out (the buddies Bills brother has brought over to his mothers house while she was still alive were guys I wouldn't trust to walk my dog).Gail

A simple call could have resolved this - for all the agent knew maybe @Redgy Saint-Germain would have been willing to pay the difference (assuming the agent adds that value) and subtract it from his offer amount which happens all the time for FSBOs.I come from a construction background where ever single prospect tells you that he has a ton more work in the future, or if you do good on this project he'll recommend you to all his buddies who want to spend millions, etc.

My buddy is with Greeley Fire and said he would buy most places in the city. 

Then, you can rent it out to your buddies while you attend school, and keep it as a student rental when you graduate.

Thanks for the heads up about the FFREIA, I was just about to start looking to see if Rochester had an association.As to how long I've been studying up on this, I've got a college buddy in Buffalo with a few MF and commercial units who's brain I've been picking for the past few years; however, I only recently started seriously educating myself, maybe 2-4 hours / day over the past few weeks.

Even factoring in the pizza and beer you buy for a buddy to hold it up while you are nailing it in.

@Julian DemacabalinI'm not sure what you current situation is, but if you are a single guy I would start lining up some potential buddies that want to get out of the barracks and would like to rent a room (make sure they are reliable / someone you wouldn't mind living with etc...).After that, I would start looking for a decent house that has enough bedrooms (and at least a couple bathrooms) to support the roomate situation. 

I got a handshake and a stack of papers and a "good luck buddy". lol
