Hello BP Friends,I’m currently finishing my real estate course once finished I’ll take the state test.

I will be opening a property management business in the very near future, I'm getting ready to test for my brokers license this month, so I have set the price for my own portfolio of rentals at $50 door.  10% is more common for the area, I've seen 8% for owners with multiple properties and I've even seen as low as 6% but that definitely seems to be a case where you get what you pay for based on my observations...

My question is would you suggest online classes or a class room setting for learning and preparing for the test?

With all that now I’m getting the ac don’t work again so I send out a ac tech I explain to them the the tenants are claiming that the ac isn’t cold enough that the Edison guy that took off the summer saver box off the ac fan told him the ac needs a Freon boost I’m really  now the  Edison guy is a ac tech the ac was running cold now it’s not working .well the ac tech did a leak test ,pressure test and said it was fine  but it looks like it was tampered with he also said if there was a leak there wouldn’t be Freon in the system still so I payed him to fill it up  since there was  few pounds of Freon still in the system he also asked me when was the last time i serviced the ac  I told him about a year ago .he said that long ago if there was a leak  there would be nothing in the system so after paying a few hundred dollars ,now I get another call saying the ac is blowing hot air .so I send the ac guy back  .the same ac guy said looks like it’s been tampered with.so now I decide to pay for home warranty insurance after the second repair and now  the tenants threatened to sue me.for my fist rental this is a bad experience of tenants trying to scam me and the plumber his freind doing fraud.i later called the water company again spoke to the manager this time explained what going on.he said just tell the tenants to call and give a one time to talk about the bill that I don’t have to be on the account so i did they refused again.

You'll see the RE business inside and out and have a good understanding of how things actually work besides the open house cookies and glitz and glam of the paychecks, and surprisingly, that helps more on the RE tests than most of the classes/studying (although all of that is really important too). 

I'll also be dye testing the toilets and checking what shower heads are installed.My gut still tells me to remove the washer but I don't want to do so without clear evidence of misuse.

What I gather from what you said is that I need to test my own methods.

You do not want to be their (test subject) for a trial run.You need to go over what if's and how expensive it would be to foreclose and what the timeline would be to get the property back and costs involved.

The real estate sector could be perfect for testing the trust issues and seeing if we can make them scale.

This is called "self-sufficiency test" and FHA requires it on all 3 and 4 unit properties.
