If they are an equity partner, do they have to be added to the deed?

I will be adding it to mine here shortly.

Moving forward, I will be adding a clause to the lease. 

I did get a tenant estoppel form, I’ll be adding phone number to that form going forward.

Any recommendations that you feel should be added to the list is greatly appreciated.

I have it set up in my management agreement that if they make the appt and don't cancel, they are responsible for the charge and will be added on as additional rent, this way we can use it on the three day notice the following month as "additional rent"
