One thing a small timer, sole investor has a problem with is too many tasks, not enough hands or hours in the day...  

And if so, how does that not violate anti-trust laws clearly against monopolization?

Without good systems in place it would be nearly impossible for me to do what I have been doing.Pay someone else to complete tasks and focus on growing your business.  

Account Closed  curious does NY have the same foreclosure rescue laws as other states .. basically an anti equity stripping law?  

Many of these tasks you mention are part of the cost of doing business, such as periodic painting and replacing flooring (see some of the discussions on products like Allure if you want to avoid carpet issues).I think you have gotten more than your nickel's worth on this paint job and flooring, and even the most frugal landlord would want to redo these at this time (turn over is the ideal time).

I am sort of pulling folks leg because I know we have a very unique business model but we worked hard at being "anti-competitive" re other investors, so buyers have no one else to come to.Just offering:  think out side the standard box.  

I would clean out the junk in the pole shed, clean the interior, repaint a neutral color, replace carpet and other light rehab tasks.

@Russell Brazil Yeah it can seem like a daunting task to find a decent Multi-Unit around these areas.
