Brand new properties will have very low CapEx requirements as low as 2% of rent for the first few years.The fewer doors you have on a property, the more volatile the CapEx requirement.

It's frustrating that the HOA can regulate noise (among other things) which can enter someone else's home and become a nuisance, yet they can't regulate smoke which does the exact same thing, especially when we live in such tight spaces.My husband and I have tried to politely discuss this with the neighbor but we have been met with resistance and the neighbor has become volatile and threatening.

Maggie you might want to also ask if they will penalize you for the fact you are planning on doing short term rentals, as much as we as investors love short term rentals to bump up cash flow I used to have 100% of my rental portfolio as short term rentals and had a hard time pulling money out (like a standard 70/30 LTV) and this happened with 5/6 different lenders, they explained with the fact that overall the industry is still on shaky grounds due to the continuous changes with regulations and you are more volatile to the market over a long term rentals (this is particularly true in south Florida where I am)... if they don't care I would definitely wait to have somewhat of a proven track record to show how much you are able to consistently bring in.

ANDY - I was a MN resident for 22 years (grew up there and escaped) :-)MSP is a new hotspot for rental investments because it used to be flyover country for investors (too cold, markets not volatile and thus not good for flipping etc).
