Secondly, 9% is probably as easy to get as 8.5% and it will give you room to drop the rate if you need to to make the deal.You really need to look into having the loan serviced, I've ritten about that here several times, it will provide verifications for refinancing as well as selling the note.

One last point that corresponds appropriately with the subject header, this last month it took us over 2 weeks (we got it the 17th instead of the 1st when we are supposed to) to get our rent bill from the landlord.

The biggest mistake everyone makes in negotiations is to assume that money is the biggest factor driving the seller's sale.For example, suppose the seller doesn't need a lump sum upfront and just wants to to be out from under it, you could offer $1 down and buy it on a total seller carry back.
