To me I stayed clear because some politician will read some sad story on them and next thing you know you will be on the cover of some newspaper as a scam artist (which they are not scams just to be clear).The premise is you give someone a loan for let’s say 20% of the property but you get 35% of equity when they sell or pass away.

While in some ways they were probably built more of quality, typically they are very different standards than you get today...for example insulation....some of these used shredded newspaper in the walls and when for example you do infrared scan, you can see that that has settled to the bottom 2-3 feet of the wall and the next 8 ft to the ceiling might not have any insulation...things like that.

I don't care how good the returns look on paper, I always tell my clients that if they won't let the appraiser in and the inspector in to look at the property, then that is a red flag and don't even buy the property because the tenant is telegraphing to you how much of a pain they are.Just my 2 cents.
