I would classify the duplex in a B neighborhood. 

I hear a lot about "A" - "B" - "C+" - "C" ect class multifamily buildings. 

This property is in a B+/A- neighborhood and finding renters will never be a problem.

But remember their standards are lower, so be careful not to spend money on items that a B class would require.
