Personally, I believe that it is wise to that a separate account for every rental so that it is easy to see and account for all of the debits and credits for that property.Simplii Financial and PC have good FREE accounts for this type of thing.It is also a very good idea to keep ~$5,000-10,000 in additional cash in those accounts "in case" something happens.It is a horrible feeling when you have late rent, with ZERO $$ in that property's account when the mortgage payment is due.It is only a matter of time until we as landlords run into issues and need cash to solve those issues.Its a great feeling to be able to sleep at night knowing that you are covered for a few months (6 months) if needed if/ when someone decides to not pay etc.

They have a library of models built for this purpose, and loads of tutors on how to use them.Ultimately, nothing beats a customized model for you and your purposes, but these can go a very long way, and with some know how, or buy hiring someone, you can use them as your base model that you build upon functionality you want.

I don't believe Grovetown has its own dedicated REIA - everyone from the surrounding area usually attends the Augusta REIA, held in the Columbia County Library over in Evans, GA, the second Thursday of each month at 7:00 PM.

There may be a spare small office room (no windows) in the finished floor plan, I had an idea to convert this extra room into a small library where it can be furnished with small cubicle desks, with wires built in, and a printer that can be shared by all tenants.
