Maybe if he just left overnight and the place was fine, but not in this situation.All this depends on what is happening in your city. 

It won't make a millionaire overnight, but it will set you up for success and the ability to scale (if that's your goal) long-term.  

When we have vacancy overnight, we set the alarm.

A year ago building houses was my preferred strategy, then land tripled overnight.

I only discuss things once with the tenant and if there are any further repeated issues I go straight to the section 8 advocate for that tenant.Make sure you have clearly stated rules in to your lease - tenant changes smoke alarms batteries, no pulling down smoke detectors, dogs on leash, no unauthorized overnight stays more that three days, where to park, etc...Finally, any rules for the section 8 tenant must be enforced for all tenants.

I don’t expect it to happen overnight or even in the next 10 years, but I definitely don’t want to work away the next 40 years doing something I don’t enjoy and not having any freedom.
