Jeff,you can commingle the tenants security deposits, just not with your own account, a separate account just for security deposits. it does not have to be an interest bearing account but i believe if the tenant is there for more than 2 years then you have to have it in an interest bearing account for them. i believe @Chris K. and @Steve Babiak would know a lot better about it.

As far as the FHA 203(k) loan is concerned it's a decent loan but the conventional renovation loan will beat it out by a mile.

I won't tell you how much because now that I'm in the business myself it's honestly a bit embarrassing.......He went from averaging (supposedly, I never saw documentation on this) about 30k a month to one month in making over 100+ k.
