Hence it's the appropriate time to nip in the bud this blatant and transparent end run around longstanding Prop 13 that was overwhelmingly implemented by the people in their direct repudiation of governmental excesses.

So my brother told me about some new regulations that Raytown is implementing following the Kansas City ones or something.

Another quick thought is when you acquire these 12 if some need work you may be able to implement the BRRRR strategy and when you do your cash out refinance on several of them or as one large commercial  refinance you are able to recapture much of your proceeds from the first flip you sold tax free (borrowed money).
