Or some combination of the three...The second position lien bit is a function of the reality that if another entity participates in the financing package, he/she/it is unlikely to accept anything other than first position lien, which pushes the owner into 2nd.The only other option (and I say that with a laugh since there are only about a billion  options) is either bridge financing, unsecured financing, cross-collateral with or without blanket notes, etc.

. :) I was thinking of a scenario where OP finds something 4-unit a little less than $1.5m, and bridging the difference between purchase price and max local FHA loan limit (Bay Area is at ~$1.2m) was something less than 20% down.

My current strategy is to find properties with underutilized zonning and force some appreciation by converting single familes into duplex or more;  Because asking price and valutions are getting out of hand....banks are asking people to bring a lot of money to close to bridge the gap..I hope this help.
