Another person may not have the responses I have, others may struggle in the market as a person's marketing efforts and efficient matter, I admittedly have a giant marketing machine that we bring to bear on our listings so we do very well at tenant placement. 

You want all the paperwork and this is a giant red flag.

If you don't have a lot of time, it'll probably take a year of weekends and holidays.

I would generally agree with @Matthew Whitehead, it can depend but we filled a few vacancies in the last few weeks during holidays too.

In my case the prices were higher there, but I eventually want to move there and needed to get into that market.Start with places that you know-you have family there, you went there on holidays, went to school there, etc.
