., it's one thing to put all your savings and ongoing disposable income into getting into the nice neighborhood that you want to live in, but it's another thing to encourage wannabe newbie average-wage investors (ie. the readers of these posts) into doing the same for their investments.Of course I don't know your circumstances, and of course I was exaggerating to make a point.

In the past when I've looked for purchases cap rates were reasonable enough that purchasing listed assets on the open market was attractive.Now, having disposed of some matured assets I'm in the hunt for acquisitions again and want to diversify the portfolio (rather than simply lever up into even larger properties) into a larger number of properties.

My recommendation is to find something not too far from home - if it's outside of a "reasonable" distance for you to drive to here & there, have someone else at your disposal.

As the new owner of the property (same day the current lease ends), do I need to track down those tenants to sign something that I'll 'buy' the stuff they left behind for $1, so I can donate/dispose of their items soon?
