I created an estoppel template for me and our clients because for some reason they’re no where to be found….Then, once purchased, use a version of Dion’s binder method, (he’s on a BP episode) and show tenant market rent, and then say “because I want to make things work the absolute best we can do is offer you xxx say $100-$200 below market rent”As in Dion and my experience, most of the time it works..and if it doesn’t, don’t renew.
