The city boasts a strong job market and attractive housing prices compared to the national average.

📌First, your competing with the casinos, new build homes, new build apartments, and investment groups all looking to get their hands in the cookie jar in the desirable parts of town. 📌 The duration of a tenant's stay in multi-family units in Las Vegas are trending to be less than a year.

Personally I’ve never considered a new property but I am seriously considering doing a 1031 exchange in to the DR Horton new builds north east of the Aliante casino.

BP had an interesting article: https://www.biggerpockets.com/...The barrier to entry may be a little higher than the Ohio market, but having Casinos, the Gulf of Mexico, Keesler Air Force Base, the Seabee base, and Stennis Space Center make this more appealing to me than the other budget markets.

One state you might want to consider is Ohio, which boasts thriving cities like Columbus, Cincinnati, and Cleveland.
