We're nearing the end of our due diligence period, so I wanted to double check that we weren't getting ourselves into a mess before our money goes hard.I also wasn't sure whether to have the current owner fill the units, as I've heard horror stories about owners just filling the units with warm bodies in order to show the higher occupancy on paper, when in fact, they turn out to be not the best tenants.All that being said, I absolutely agree that this is a glass half full situation, as we will get to push those rents sooner than expected.

@Eric BetteLook for David Greene’s book for renting out of state, one of my top book you can find it in BP book store.NOLO makes a book that shows Landlord Tenant laws by state if that’s what you want to compare every year comes w new edition..Yes you will definitely need a PM if you invest OOS and you keep your day job..I also invest close to Universities but not in NYS..

There's no exact science to it but like you said it's only usable about half the year (due to temperature, I presume) and then even when the weather is warm, it could be raining, so truly only available likely somewhat less than half the year - maybe an extra $0.15 - $0.20 psf/mo added to the $1 psf/mo sounds reasonable.

I would think, on the other hand, those effected properties will have a signification price / value drop so you might be able to get some from those who just don't want to deal with that or just walk away.I'm a long term investor (10+ years) so i would worry about global warming, sea level rising, stronger storms and more flooding so i would probably avoid areas that was historically effected or might be effected in the near future.
