I agree it must take a lot of work to manage your investments ---- sometimes renting does have its advantages when I don't have to fix a roof or toilets.in the meantime I am going to strategize and make a logical decision on what needs to be done for the long-term future.

If the seller was very motivated, I think LC's could be a win win for all parties, unless the seller is only looking to cash out..For me, LC's seem much less risky than using a bank loan, as I can still have the opportunity to own the home and cash flow, without the potential for a deficiency judgment should something go wrong and I had to "strategically default" (not that I would ever plan to).
