Generally speaking, it looks like rents are up about 20% in SFH. Do you anticipate those to be the new average rent or will we see rents backslide? I am not sure what historic rent prices look like. I am ignoring decl...

Did the tenant do damage with the exception of a few small screw holes, or maybe the devices are only stuck on with that sticky-like tape.

(Of course If you have chosen to not renew the lease for whatever reason, your not exactly evicting them for non payment of rent or other legitimate grounds-so their tactic becomes a sticky issue not exactly relevant if your simply asking the Court to take back possession of the premises as lease is up).

Depending on your lease, it might be somewhat sticky as to how you evict.
