Countless friends and even people from the neighborhood came by to see the house and all were amazed and gave stellar reviews and comments like "wow i wish i could find a place like this up here."

Working with an agent on RMLS, without having a rehab budget in mind (to force appreciation), could bring even more risk to what could be a less than stellar acquisition. 

BUT, it depends almost entirely on your per-exisiting relationships with them.In my case, I am a construction contractor with 25+ years of experience in a smallish town and a stellar reputation.

Granted, his grammar isn't stellar, but English may be his second language, and poor grammar (while annoying) isn't necessary confirmation of a scam. 

But, if I were to come across a stellar deal, I'd strike!

Those numbers are absolutely stellar.

But it is possible.With more money you could shop for less stellar deals... or go with less leverage making for safer investments.

I was able to verify from the company that the building changed hands right around the time my potential tenants moved out.A more recent landlord has already told me they were stellar, reliable, etc in the 2-3 years they have been leasing.Should I be concerned about the previous landlord? 

I completely understand the value of a stellar tenant, but why put your cash into something that won't give you a return?
